The buyer is not entitled to any payment for loss of profit or any other money damages – special, direct, indirect, or consequential. This property is owned by the Township of Little Egg Harbor, in accordance of the laws of the State of New Jersey. The Township of Little Egg Harbor makes no warranty, guaranty or representation of any kind, expressed or implied, as to the marketability or chain of title to the property, legal access to the property, zoning, road frontage, water/sewer/electric availability, environmental conditions, or physical attributes of the property. It is strongly recommended that you inspect the property and complete a title search before bidding. The Contract for Sale will then be submitted to the governing body for its approval and/or rejection. If approved, Closing shall take place no later than (30) days from the date of the governing body's approval by Resolution of the acceptance of the bid. A copy of a form of Contract for Sale is attached. The language of the actual Contract for Sale may vary from this form 4. Said property shall be sold "as is, where is", and the governing body makes no warranties or representations regarding the condition of title. Title shall be conveyed by way of QuitClaim Deed.
